For those staying for several years only, we recommend renting. However, if you have been renting for some years and are looking to stay on in Japan, particularly those with family, we recommend buying a house or condo. You will be paying loan payments to the bank instead of rent to the landlord which means that you are paying towards eventually owning the house.
Some people may be worried about the depreciating value of houses in Japan. However, much of the value is in the land, and if you buy in the right area where demand will sustain, the property value should hold and you should not lose value on the property. This is why we are so selective as to where we recommend our customers.
Future sale must take into account Japanese preferences as they will be the main market.
In general, Japanese people consider distance to the nearest station (many Japanese prefer under 10 minutes), room size, and price as key factors when choosing a property. They prefer to have a convenient store (conbini) and/or supermarket nearby. They check for locations of nearby schools, hospitals and the city hall as well.
